Boarded to Built — Terms of Service

Effective Date: April 1, 2026


1. Overview

These Terms of Service (“Terms”) govern your access to and use of the services provided by Boarded to Built (“B2B,” “we,” “us,” or “our”), including our website, monitoring services, property services, reporting tools, and related offerings (collectively, the “Services”).

By using our Services, you agree to these Terms. If you do not agree, you should not use the Services.


2. Nature of Services

Boarded to Built provides:

  • Property monitoring (vacant and occupied)
  • Inspection and reporting services
  • Risk mitigation services
  • Property stabilization and coordination
  • Related consulting and data services

All Services are:

  • observational and reporting-based
  • not guarantees of condition, prevention, or outcome

We do not provide:

  • security services
  • law enforcement
  • emergency response
  • property management (unless separately contracted)

3. No Guarantee of Results

You acknowledge and agree that:

  • Monitoring and inspections reduce risk but do not eliminate it
  • B2B does not guarantee prevention of:
    • trespassing
    • theft
    • damage
    • code violations
    • deterioration

All services are provided on a best-efforts basis


4. Client Responsibilities

You agree to:

  • Provide accurate property and access information
  • Maintain required insurance coverage
  • Ensure legal right to grant access to the property
  • Notify B2B of any known hazards or risks
  • Comply with all local, state, and federal laws

You remain fully responsible for:

  • the property
  • its condition
  • all liabilities associated with it

5. Access & Entry

By engaging B2B, you authorize us (and our contractors) to:

  • access the property (as agreed)
  • document conditions via photos, video, and written reports
  • enter exterior and/or interior spaces (if applicable)

You acknowledge that:

  • access may involve normal operational risks
  • B2B is not liable for incidental impacts from reasonable inspection activities

6. Independent Contractor Status

B2B and all field personnel operate as independent contractors.

Nothing in these Terms creates:

  • an employer relationship
  • agency authority
  • partnership or joint venture

7. Fees & Payment

  • All services are billed per agreed pricing or subscription
  • Fees may be updated with notice
  • Payment is due as agreed (monthly, per service, or contract basis)

Failure to pay may result in:

  • suspension of services
  • termination of access

8. Reports & Data

All reports, images, and data provided by B2B:

  • are for informational purposes only
  • reflect conditions observed at a specific point in time

They should not be relied upon as:

  • engineering reports
  • legal determinations
  • code compliance certifications

9. Limitation of Liability

To the fullest extent permitted by law:

B2B shall not be liable for:

  • property damage
  • theft or vandalism
  • lost income or value
  • indirect or consequential damages

Our total liability shall not exceed:

the amount paid for Services in the previous 3 months


10. Indemnification

You agree to indemnify and hold harmless B2B and its contractors from any claims arising out of:

  • your property
  • your use of the Services
  • inaccurate information you provide
  • failure to maintain the property

11. Third-Party Services

B2B may coordinate or recommend third-party vendors.

We are not responsible for:

  • their performance
  • their pricing
  • their outcomes

All third-party engagements are separate.


12. Termination

We may suspend or terminate Services at any time for:

  • non-payment
  • safety concerns
  • misuse of Services

You may cancel Services per your agreement terms.


13. Changes to Terms

We may update these Terms at any time.

Continued use of the Services constitutes acceptance of updated Terms.


14. Governing Law

These Terms are governed by the laws of the State of California.
